Do you need power of attorney to sign a real-estate purchase agreement for a foreclosure? - power of attorney for purchase of property

He recently signed a purchase agreement for the acquisition of assets exempt. The original purchase agreement has been signed but the seller does not identify a signature. Then he signed an extension of the agreement and the signing on behalf of the seller is identified. This person has no power and is an REO broker. Is there a possibility that a valid contract?
